Northwest Cambridge

A triangle of mainly Green Belt land (140 hectares) which is largely owned by the University of Cambridge and bounded by Huntingdon Road, Madingley Road and the M11. It is larger than the City centre.


Proposed development content:

The North West Cambridge Area Action Plan, which covers the University site, sets out a vision for a high-quality development with:

  • Around 3,000 new homes (50% being 'key worker' housing for University staff)
  • Accommodation for 2,000 students
  • Community facilities
  • Employment and academic facilities
  • Housing density 50 dwellings/hectare overall. Estimated population c7000

Current status

  • The North West Cambridge Area Action Plan was adopted by Cambridge City Council and South Cambridgeshire District Council in October 2009.
  • The University of Cambridge have prepared a draft master plan (following public consultation) to meet its needs and comply with the planning policies set out in the Area Action Plan.
  • The development of informal planning policy guidance relating to food store provision in North West Cambridge (following public consultation in the Autumn 2010) was considered by the City Council in July 2010 and adopted in March 2011. It has been decided that there will be two medium sized supermarkets of 2,000 sq m net floorspace, one in the Local Centre at the University site and one in the Local Centre at the NIAB site.
  • An outline planning application was submitted in September 2011, and consideration by the local authorities will probably be completed in late summer 2012. A competition to appoint architects for the University elements of the first phase of the project has been initiated.
