Trumpington Meadows

The former Monsanto site, around Trumpington Park & Ride

Proposed development content:

  • 1,200 homes, half of which will be within the city; 40% affordable housing
  • A primary school with community facilities
  • Local shops
  • A children’s play area, a multi-use games area and tennis courts
  • Allotments
  • Access roads, footpaths and cycleways
  • A 60 hectare country park, extending beyond the M11 as far as Hauxton
  • Projected housing density: an average of 50 dwellings per hectare. Gross area c 90 hectares; built content on c31 hectares.

Current status

  • Outline planning approval granted in October 2009 following the signing of the  Section 106 agreement.
  • A reserved matters application, with detailed proposals for the country park, was approved in November 2010.
  • A Reserved Matters application for the infrastructure for Phase 1 (the Primary Street and John Lewis Partnership access) was approved in August 2010.
  • A Design Code for the site agreed by the planning authorities.
  • A start on the site has been made possible with the help of a £ 4.5 million loan to the developers
  • Approval for 353 dwellings comprising Phase 1 was granted in July 2011. Phase 1 is in the north-eastern part of Trumpington Meadows close to the John Lewis Distribution Centre, Waitrose and Anstey Hall. The approval also gave the go ahead for open spaces, a community park with a tennis court, multi-use games areas, and play space and equipment.
  • The planning application for the Trumpington Meadows Primary School was approved subject to some conditions in July 2011. The school will be a two form entry with pre-school and community facilities. The school is expected to open in September 2012.
